We called various agents whom we knew had clients, we put up our websites in advance to promote the neighborhood, we created listings to thoroughly show-off the property out of the gates, and then booked showings for the second day after the listing back-to-back. It produced two very good offers and we were able to put one of those offers under contract. Nice to see a change in the Charleston market, and it is good to know that agents and buyers understand the market better than ever. It pays to do your homework when an immediate sale is needed because every extra month of holding the property is an additional cost to the seller in a declining market.
